1. All Tenants and Residents shall comply with and observe these House Rules and regulations concerning your apartment, and all internal and external common areas.

2. Tenants and Residents must not engage in any anti-social behaviour, nuisance behaviour, or any behaviour that causes harassment, alarm or distress, or behaviour which adversely affects the quality of life of other residents. Anti- Social behaviour will not be tolerated and constitutes a breach of your tenancy agreement with Koula Roomsl. All residents are entitled to quiet enjoyment of their home.

3. Tenants are responsible for the behaviour of all visitors to their apartment. 

4. Tenants, Residents and their visitors must not damage the common areas or interfere with any fire safety equipment, including fire doors, stairwells, signage, or do any act or omission which creates a danger to the wellbeing of any resident or to his or her belongings. Any damage to common areas will constitute a breach of your tenancy agreement and will not be tolerated.

5. All stereo, radio and TV appliances must be kept at a volume which will not interfere with your neighbours’ quiet enjoyment of their apartment. This includes the playing of musical instruments, loudspeakers, mechanical noise and any other noise that may cause annoyance to other occupiers of the development. There must be no unreasonable noise audible from any of the apartments within the complex at any time, but particularly between 11 pm and 07.00am. 

6. In the interests of quiet enjoyment for all residents, noise in the common areas must be kept to a minimum. Furniture and facilities within the complex must not be interfered with. Every effort should be made to keep the common areas and grounds clean and tidy. The playing of ball games is prohibited. 

7. The common areas and grounds of the development must always be kept clean, and any littering of these common areas will not be tolerated. 

8. All doors, including front doors, should be closed quietly. Main hall doors should be kept closed at all times and to protect the security of the complex, residents are requested not to allow entry to ANYONE except their own personally invited guests/visitors. Please report any suspicious activity in or around the complex to An Garda Síochána. 

9. To prevent a trip hazard and ensure clear fire escape routes, no obstruction of any kind shall be placed in the common areas e.g. bicycles, baggage, refuse bags etc. Internal common areas include halls, stairs and landing. Bicycles must not be chained to banisters, railings or left in the internal or external common areas. They must be stored is designated bike store.

10. Koula Rooms are pet free apartment living spaces, no pets are permitted at any time.

11. No trade or business what so ever may be carried out from any apartment.

12. Loitering, allowing others to loiter or creating nuisance is not permitted

13. Residents shall not erect any external wireless or television serial, satellite dish or other like instrument on the demised apartment or the external or internal common areas. 

14. Residents shall not display notices or posters in windows or balconies. Balconies shall not be used for the purpose of storage, including bicycles or toys etc. 

15. For safety reasons, barbecues are not permitted in Koula Rooms.

16. Windows should always be kept clean and in good repair and Residents are reminded that restrictors on windows are in place for the safety of the resident and are not to be interfered with in any way.

17. Subletting is strictly prohibited.

18. Residents shall not place any refuse in any area of the development other than allocated residential bin stores. All refuse should be contained in a manner which does not result in spillage during transport to the allocated refuse area and must be placed in the correct receptacles. 

19. Residents shall not permit any liquids or water to soak through the floor of the apartment and shall not deposit oil, grease or any other unsustainable objects in lavatories, sinks, baths, cisterns or waste soil pipes in the apartment. 

20. No alterations or building work of any nature is allowed inside the unit or the external unit. 

It is in every person’s interest that these regulations are complied with and by cooperating fully, the comfort and wellbeing of all residents will be assured.
